Site fees are the primary ongoing cost associated with holiday home ownership. Site Fees for Stewart’s Resort are from £5100 and St Andrew’s Lodge Park is £4740. Our site fee is made up of a few different elements including: the ground rent (the cost to keep your holiday home sited here all year), water and waste & recycling and is inclusive of VAT.
After the pitch fees, the other main costs of holiday home ownership are Gas and Electricity both of which are supplied on a metered basis and invoiced during the season. For insurance, we operate a park insurance scheme via Leisure Days. Cover is comprehensive, at very competitive rates and on a new for old basis. For a typical holiday lodge with decking and contents the annual insurance (including IPT) would be in the region of £400.
In most cases there will be a choice of plots available for you to choose from.

There are extensive benefits to owning a holiday home with Stewart’s Resort or St Andrews Lodge Park. These include an Lodge Owners Loyalty card which will get you 10% off food and drink on site plus we partner with businesses within the area, who offer a variety of discounts. We also organise dedicated owners events and can provide you with details of the future events, if you want.
Both Stewart’s Resort and St Andrews Lodge Park have a 12 month season.
Not necessarily, unless you will be using you (or others) will be using the TV at your home at the same time as your holiday home. If you will be using both simultaneously then you will need a separate licence for your holiday home. If not, then you will need to complete a declaration with TV Licensing informing them that you won’t be using the televisions in each location at the same time.
As they are not permanent ‘brick built’ structures, they behave in a very similar way to cars, so will depreciate along with their licence agreement. However, all our holiday homes have a 40 year tenure.
Other than wear and tear and minor breakages, modern holiday homes shouldn’t require too much in terms of maintenance. We strongly advise that your holiday home is gas safety tested each year and that your home is drained down while not being used in the Wintertime to prevent it freezing and causing damage to the pipework. We can assist with any maintenance so you can just sit back and enjoy your leisure time.
You can, of course, upgrade your holiday home at any point. Just let us know that you’re interested, we will then meet with you to discuss your options, value your existing caravan and start the simple upgrade process into a shiny new holiday home.
We do have park rules and all holiday home owners must adhere to them at all times. These are available on request.

Brand new lodges will come with a manufacturer warranty, which can on some aspects of the home be up to 10 years. Further details on warranty for specific holiday homes can be supplied upon request.
Modern holiday homes offer a true home from home experience – with the most stylish of interiors that wouldn’t be out of place in a high-end interior design magazine. Homes come supplied fully furnished and equipped with everything you will ever need including integrated appliances. Stewart’s Resort lodges all come with UPVC decking, private parking and Canexel cladding.
No, we are open 12 months and your lodge is for recreational use only, but you are welcome to stay as little or as much as you like. Both Stewart’s Resort and St Andrews Lodge Park are non-residential parks and do ask for proof of an alternative address.
Of course! We know that many of our owners have four-legged family members, so they are all welcome. There are plenty of walks nearby that your dog will enjoy.
We hope you stay with us for many happy years, but from time to time your life changes and you might come to the difficult decision to sell your holiday home. If you decide to sell, please come and speak to us first, and we will offer you the best price we can. You can sell your holiday home privately, but as with most parks, there is a commission payable to us of 15% for all private sales.
